What is the purpose of Property Condition Assessments (PCA's)?
Provide basis by which repairs, renovations, or alterations may be made.
Serve as a risk management tool by a Lender, Investors and/or a Borrower prior to a major real estate transaction. 
Combination of the two.
    
What are some of the items covered in the survey portion of the work?
We identify significant defects, deficiencies, items of deferred maintenance and material building code violations.  These include:

What qualifications should I be looking for with the company performing the assessment?

  •    Company Expertise
  •    Architectural registration or Professional Engineer’s license – NO EXCEPTIONS.
  •    Resumes and References
  •    Conflict of Interest – no affiliation with Borrower
  •    Insurance Requirements specific to PCAs– coverage amount                   


What are some of the items covered in the Research?

  •   Conduct interviews with tenants, service providers, and those knowledgeable about the subject.
  •   Interview building management and ownership.
  •   Follow-up Q & A with pertinent building systems service personnel, vendors, and tenants.
